Bulgarian ski rentals Property Management Services' offer a full management service, which is efficient, reliable and professional, ensuring that your property receives the best possible attention at all times. You can have peace of mind and be assured that your holiday home in Bulgaria is receiving the best care and attention at all times.
Annual 'Property management' Service Contract
We provide this service to make owning a property abroad totally stress free .
When your property is unoccupied, a *weekly* inspection of your property will be carried out - for security reasons there will not be a set time or day for this to be carried out. The property windows will be opened to allow air circulation, security checks on windows, grilles and doors. Flushing the toilets and taps, pick up any mail and place in property or forward if necessary, check all services are working and that everything is in order, sending monthly reports to say that 'all is well'.
After 'guests' have vacated the property, on 'changeover', we will inspect the property for damage and notify you immediately and act upon your instructions.
In the event of a storm or flooding we will visit the property to check to make sure there has been no damage and that all electrics are in working order.
The above checks are done as standard but they should not be considered as all encompassing, if you feel you have any specific requirements do not hesitate to let us know.
We can visit your property to let deliveries, tradesmen, etc. into the property. Our mobile telephone numbers can be given by you to arrange a convenient time, but please advise us when you give out our mobile numbers! If any phone calls are necessary, the owner will be sent an invoice for all call/calls charges that are made.
Any type of maintenance work that the property as and when requires in addition to the terms above, we will inform you and obtain quotes on your behalf, this will be charged at a rate agreed by both parties.
An additional charge will be incurred for visits to your property, any day of the week, after 10pm and before 8am.
Should your guests loose the property keys during their stay, they will be charged for the cost of a set of replacement keys.
For any emergencies our telephone number will be provided to your guests during their stay and they will be able to contact us 24/7.
'Bulgarian ski rentals Property Management Services' will hold an inventory of all items in your property. Any additional items acquired by the owner must be notified to us, once the inventory has been completed.

Included in this contract is a 'free' page on our website, advertising your property, which will include digital photographs, brief description of property and area, and rental prices.
*'Meet, Greet and Departure' key handover service for yourself and guests is not included in this contract.*

Cleaning/Laundry 'Changeover' Services
This service is available to all clients either with a Key Holding Contract or without.
We will make sure that your property will be cleaned throughout:
* All furniture dusted & polished, sweep and mop tiled areas and vacuum rugs and clean mirrors.
* All outside areas swept and either mopped or hosed down, depending on size of area.
* In the kitchen clean oven (if necessary), hob and fridge/freezer, wipe down and 'buff' unit doors and drawers.
* Dispose of all opened food items left by guests. Ensure utensils and crockery are clean, also restocking toilet rolls etc.
* Clean all bins, drains, sinks, showers and tiled areas. Water any indoor & outdoor plants.
* All outside furniture cleaned and taken inside until your next 'let'.
* When required clean inside and outside windows, grilles.
* Replace light bulbs when necessary, if owner has not supplied any replacements, we will supply and invoice for the cost ( as with any other items that may be required).
All sheets, pillowcases and towels will be taken away and washed, dried and ironed, also tea towels and kitchen cloths, then returned to the property. Re-make all beds and store all laundered items not needed.
Owners should provide at least 2/3 sets of bedding and towels per person, as accidents with guests can happen and also for 'same day changeovers'.
You or your guests can request change of bed linen and towels during the 'let', this will be charged as a 'laundry change' - 5 per person. |

Other Services
We also offer many other services, such as a Pre-Occupancy clean prior to your initial occupancy, following the delivery of furniture and other services/deliveries. Unpack all crockery, wash and put away etc. - Price on request.
Visits to your property:
Should you need someone to visit your property for any reason, or you are expecting a delivery or a tradesperson (we will also be at your property when the work is carried out), this service is a 'one-off' that can be used at any time. Our mobile telephone numbers can be given to arrange a convenient time, please do advise us if you give out our mobile numbers.

Key-Holding:
Should you not let your property, or if you just use our 'Holiday Changeover' service. We will hold the keys for your property at our office, this is an ideal service if you need someone to hold your keys for access in an emergency. One to two sets of keys to your property will be held by us. We will not leave the keys with anyone else without your authorisation or leave anyone in your property. *Should we need to visit your property in an emergency the charge will be as above table - see 'Visits to your property'.*

Several airports service Bulgaria, Sofia Airport, Plovdiv, Varna and Bourgas, all airports are easily accessible. Collection and transfer from these airports to your accommodation can be arranged. **This service must be confirmed from 4 weeks to 1 week prior to departure and costs paid locally**

'Meet, Greet' & Departure Handover:
We will meet your guests at the property on their arrival for key hand over, walk them around the property, explain how to lock up, use of alarms (if applicable), ensure they can shut the shutters, where the fuse box is located, in case of emergency how to turn off the water or gas supply, instructions for appliances etc. We will agree a suitable departure time with your guests to collect your keys, 10.00am if you have further guests arriving the same day.

'Booking' Management
Are you thinking of going into the property rental business? Letting your property can be very hard and time consuming, but also very rewarding. The key to success is to go in with your eyes open and be wise to the common pitfalls in advance. Rental enquiries need to be responded to a.s.a.p. and if you are not 'on hand' it is worth your while to employ an 'agency' to not only maintain your property, but also to take care of 'bookings' and guests during their stay.
This service is ideal for people who do not want to spend time renting out their second home, or for those with no time or very little.
Advertising your property;
When an 'Annual Property Management Contract' is taken out with us, a free page of your property is published on our 'Bulgarian ski Rentals' webpage. We work in a partnership with our owners, whilst we advertise on your behalf through leaflet drops and in publications in local websites in both Bulgaria and UK, YOU have to promote your own property. This can be done by telling your friends, family, work colleagues, any notice boards, sports clubs, intranets at work etc. It is in your own interest to promote your property.
We can also, on your behalf, advertise and rent the property as we work with many tour agencies.

We will take care of all your enquiries, making sure guests are suitable and deal with any complaints/queries etc.
We will handle full booking arrangements, contract, taking of deposits and collection of payment, liaison with guests etc. before and on their arrival. we will hold 'damage deposits' and make relevant deductions if there are any damages - a full check of the property and inventory will be made before returning this deposit back to your 'guests'.
Payments (less our Administration Fee 15%) will be made into an account of your choice.
We will advise you at all times by telephone or email of bookings taken for your property - even last minute bookings. So that no errors or 'double bookings' are made, **we must be notified of all bookings taken by you, the owner, even when it is yourself, family or friends that wish to stay at the property .
*This package used in conjunction with a 'Annual Property Management Contract' will assure you of a complete stress free rental package.
